8 Villages, 85 Hectares Acquired: When Will Ghaziabad’s Harnandipuram Housing Scheme Launch?

In a major boost for middle-class and lower-middle-class homebuyers in Delhi–NCR, the Ghaziabad Development Authority (GDA) is gearing up to launch the first phase of its ambitious Harnandipuram Housing Scheme. With private townships becoming increasingly unaffordable for common citizens, the GDA has taken on the challenge of developing a modern, planned, and affordable township on its own.

Land Acquisition in Full Swing

According to GDA Vice Chairman Nandkishor Kalal, land purchase for the project is progressing at a war-footing pace. Around 35 hectares have already been registered, and farmers have given consent for 85 hectares more.

Importantly, the authority is not acquiring land forcibly. Instead, it is purchasing land directly from farmers at up to four times the DM circle rate, making the process transparent and mutually beneficial. Farmers, Kalal said, are fully satisfied with this model.

Topographical Survey Underway

To shape the detailed blueprint of the township, the GDA has already begun topographical surveys, which are expected to be completed within the next 30 days. Once done, the authority will finalize the planning of sectors, layout designs, and the phased strategy for infrastructure development.

Project to Span 541 Hectares Across 8 Villages

The Harnandipuram project will be developed over 541 hectares, covering land from eight villages. Kalal emphasized that the township is being designed on the lines of modern global cities, offering a balanced mix of residential, commercial, and industrial plots.

Special Zones and World-Class Connectivity

To elevate the township’s profile, the GDA plans to include dedicated zones such as:

  • Sports City
  • Medi-City
  • Cyber City
  • Edu-City

The project’s biggest strength is its superior connectivity — located near the RRTS Rapid Rail station, Delhi–Meerut Expressway, and the metro network, ensuring seamless travel for residents across NCR.

First Phase to Launch in Five Months

The GDA aims to launch the first phase within the next five months. Revenue generated from this phase will be invested directly into essential infrastructure such as roads, sewer lines, water supply, and parks, laying a strong foundation for the township’s development.

With rapid progress on land purchase and planning, the Harnandipuram Housing Scheme is emerging as one of NCR’s most awaited affordable housing projects.
